BREAKING NEWS: Pike County Assessors Office Announces Successful 2025 Ratio Study Appeal

ZEBULON - The Pike County Assessors Office is proud to announce the successful appeal of the County's 2025 Ratio Study findings with the Georgia Department of Audits and Accounts.

Following the appeal, Pike County's assessment ratio increased from 37.6% to 38.0%, an important adjustment that ensures public utility properties will be assessed at 40% rather than the county’s millage rage.

Because Pike County successfully appealed the ratio study, public utility properties will be assessed at the same 40% assessment level as other taxpayers, rather than at a lower assessment level that could have applied had the appeal not been filed. There is not an exact dollar amount at this time since the public utility digest is not typically released until late October or early November, but the difference between the original 37.6% and the 40% will amount to approximately 2.4 mills that will come to the county from public utilities.

The successful appeal was led by Chief Appraiser Christy Cook and Deputy Chief Appraiser Heather Burke, who worked through the appeal process to present the information necessary to support Pike County's position before the Georgia Department of Audits and Accounts.

Chief Appraiser Christy Cook stated: "I am honored to serve as Pike County's Chief Appraiser and am committed to leading the office with transparency, accountability, and open communication. The successful appeal of the 2025 Ratio Study is an important accomplishment for Pike County and reflects our commitment to maintaining a fair and accurate tax digest."

Under the leadership of Chief Appraiser Christy Cook and Deputy Chief Appraiser Heather Burke, the Pike County Tax Assessors Office is focused on transparency, professionalism, and ensuring that all citizens are treated fairly throughout the assessment process.
