Development Authority Meeting - 3.5.25

ZEBULON - The Development Authority met on March 5, 2025 at 8 a.m. at the Pike County Chamber of Commerce. Present were: Mayor Joe Walter, Dee McLeRoy, John Barker, David Nix, Kel Brannon, Sonny Gwyn, and Director Kyle Fletcher.

Meeting called to order.

2. Approval of the Agenda

Motion to approve. Approved.

Motion to approve. Approved.

5. Approval of the Financials

Skipping financials until next month when Essary is here.

6. Old Business
Pike Business Park Update

Mark Whitley advised members that plans for the interior lots are completed and have been sent to the state for review. Will get to the City of Zebulon too. Looking at the numbers on clearing, grubbing, erosion control, silting, etc. as well as bringing in dirt. Hopes to have a detailed report and recommendations to Fletcher in two weeks. Some may be worth the investment for clearing and grading right now, but some may not be at this time. Looking at the marketable lots first. This will be ready for the next meeting. Looking for ways to cut costs.

Fletcher. We continue to ensure that tenants are abiding by the covenants. Encouraged members to ride through the Business Park.

7. New Business - None

Additional Comments.

Fletcher. The county still haven’t hired a county manager yet. Expects that when this happens, we will jump in hard and heavy on the County Farm Road project.

Walter. We have $900,000 in the bank. Are there other potential industrial properties in the county that could be developed? It will take a while to get utilities laid in the County Farm Road project. Brannon. We are looking at other properties around the county. Walter. Is worried about the costs of land and developing going up while we're waiting. Said that there may be some spillover to neighboring counties with the $18 billion Amazon project going into Butts County and wanted the Development Authority to be prepared for that.
